Reroof and Roof Replacement Are the Same Thing
Worth clearing up, because contractors use the words inconsistently. In common usage a “reroof” and a “roof replacement” both mean removing the old roofing system and installing a new one. When someone uses “reroof” to mean laying new shingles over the existing ones without tearing off, that is an overlay — a different and generally worse job, and one we do not recommend. An overlay hides the decking you most need to inspect, adds weight, runs hotter, and shortens the life of the new shingles.
We tear off. Every time. That is the only way to see the sheathing.
When Replacement Is the Right Call
Leaks returning in new places
One leak is a repair. Leaks migrating around the roof mean the system is failing, not a component.
Widespread granule loss
Bald patches and granules accumulating in the gutters mean the asphalt is exposed and ultraviolet degradation is running unchecked.
Curling, cupping or brittle shingles
Florida sun drives the volatile oils out of asphalt. Once shingles are brittle they crack under foot traffic and lose their seal in wind.
Repair spend adding up
When two or three years of repairs approach a meaningful share of a reroof, you are financing a failing roof.
Age
An asphalt shingle roof in this climate generally does not reach the life it would in a milder one. Sun, humidity and wind all shorten it.
Soft or sagging decking
Multiple soft spots mean water has been getting past the roofing for a long time.
Selling or refinancing
Roof condition and age drive appraisals and insurability, and Florida insurers scrutinise roof age closely.
What a Replacement Actually Includes
Inspection and Written Scope
On-roof inspection, photographs, material options, and a written scope with a fixed price. Where decking replacement is a realistic possibility we give you the per-sheet price up front, so a surprise on the day is a known cost rather than a negotiation.
Permit
We file the permit with the correct jurisdiction — City of Jacksonville for Duval County, St. Johns County Building Services, or the Clay County building division — and we schedule the inspections.
Property Protection and Tear-Off
Tarps and protection over landscaping, walkways, pool areas and AC units. Complete removal of the existing roofing down to bare decking, with debris contained and hauled.
Decking Inspection and Repair
With the roof stripped we inspect the sheathing, re-nail to current fastening requirements, and replace any damaged or rotted sheets. Every replaced sheet is photographed before it is covered.
Underlayment and Flashing
New synthetic underlayment and, where the assembly calls for it, a sealed roof deck. All new flashing, valley metal, drip edge, pipe boots and vents. We do not reuse flashing on a replacement — reused flashing is the most common cause of a leak in a brand-new roof.
Roofing System Installation
The finished roof, installed to the manufacturer’s specification for the wind requirements at your site. Nailing pattern, starter course and hip and ridge treatment all follow spec — these are what make a wind rating real rather than theoretical.
Cleanup
Magnet sweep across the drive, lawn and beds. Debris removed the same day.
Final Inspection and Walkthrough
County inspection, then a walkthrough with you, plus the workmanship warranty and manufacturer documentation in writing.
Choosing Your Material

Architectural Asphalt Shingles
The volume choice. Wide colour and profile range, strong value, and available in wind ratings suitable for coastal and inland Northeast Florida sites. Best total cost for most single-family homes.

Metal — Standing Seam or Exposed Fastener
Higher up-front cost, substantially longer expected service life, better wind performance, and a reflective surface that reduces attic heat gain. Standing seam conceals its fasteners and is the better residential choice; exposed-fastener panels are cost-effective on outbuildings and larger rural roofs. On coastal properties, coating and substrate selection matter a great deal for corrosion resistance.

Low-Slope Systems
Any part of the roof under roughly a 2:12 pitch — a porch, a carport, a rear addition — needs a membrane system rather than shingles. Many replacements are hybrids: shingle or metal on the sloped sections, membrane on the low-slope sections.
What Drives the Price
Roofing quotes vary more than most people expect, and it is usually not margin. It is:
- Squares. Roof area, measured in 100-square-foot units — not house square footage.
- Pitch. Steeper roofs are slower and require more safety setup.
- Complexity. Valleys, hips, dormers, skylights, chimneys and every penetration add labour and flashing.
- Layers to remove. Two or three existing layers means substantially more tear-off and disposal.
- Decking condition. The genuine variable, and the one nobody can price accurately before tear-off.
- Material. Metal versus shingle is a large gap; premium versus standard architectural shingle is a smaller one.
- Access. Whether a truck and dumpster can get close to the roof line.
A quote that is dramatically below the others usually differs in scope, not in efficiency. Compare scopes line by line: tear-off versus overlay, new flashing versus reused, underlayment type, decking allowance, permit included or not.

How long will my new roof last?
It depends on the material, the quality of installation, ventilation and exposure. In this climate, expect meaningfully less than the number printed on the shingle wrapper — Florida sun, humidity and wind are hard on asphalt. Metal generally outlasts asphalt substantially. Adequate attic ventilation is one of the largest and most overlooked factors in how long any roof lasts here.
Can you just go over my existing shingles?
We do not recommend it and we do not offer it. An overlay hides the decking, adds dead load, traps heat and shortens the life of the new shingles. It also means nobody has looked at your sheathing — which is the single most valuable thing a tear-off gives you.
What happens if you find rotted decking?
We photograph it, show it to you, and replace it at the per-sheet price quoted in your written scope. That price is in the estimate precisely so this is not a surprise. It is the most common change in scope on a reroof, and on older Northeast Florida homes it is more likely than not.
Do I need to move out during the work?
No. It is loud, and vibration can knock things off walls, so take pictures down in the affected rooms. Cars should be out of the drive, and we will ask you to keep pets inside. Most people carry on as normal.
Will a new roof lower my insurance premium?
Often, though the specifics are up to your insurer. Florida carriers weigh roof age heavily, and some will not write or renew a policy on a roof past a certain age at all. A new roof with documented permit and inspection is what an underwriter wants to see. Ask your agent what your carrier credits — the answer varies a lot.
How soon can you start?
Once the estimate is approved, we schedule around permit issuance and material delivery, which normally means one to three weeks. Post-storm periods run longer for everyone in the market. If you have an active leak we will tarp it in the meantime.
What paperwork do I get at the end?
Your written workmanship warranty, the manufacturer’s material warranty documentation, the closed permit and passed final inspection, and the photographs from the job including any decking replacement. Keep all of it — you will want it at resale and at claim time.
