Finding the Leak Is the Actual Job

Water rarely enters where it appears. A stain above the dining room can originate fifteen feet uphill at a chimney, travel down a rafter, and drop through the ceiling at the first low point. A repair aimed at the stain fixes nothing and costs you a second visit.

So we trace it. We look at the roof surface directly above and uphill of the interior evidence, then check the components that actually fail: flashing at chimneys and wall intersections, pipe boots, roof-to-wall transitions, valley metal, skylight curbs, vent penetrations, and the drip edge. Where the attic is accessible, we look at the underside of the decking, because water staining on sheathing shows the true entry path far more reliably than a ceiling stain does.

Wind damage in Northeast Florida frequently lifts and breaks the seal on shingles without removing them. The roof looks intact from the ground and is no longer watertight. This is the most commonly missed form of storm damage.

Where water is actively entering and repair cannot happen immediately, we can tarp to stop the intrusion and prevent further interior damage.

Repair makes sense when:

  • The damage is confined to a specific, identifiable area
  • The surrounding roof is in reasonable condition with real service life remaining
  • The roof is not at or past its expected age
  • This is the first leak, or the second in the same place from the same cause

Replacement usually makes more sense when:

  • Leaks keep appearing in new and different locations
  • Shingles are widely curling, cupping or shedding granules heavily
  • Repair costs over the past two or three years are approaching a meaningful fraction of a reroof
  • The roof is at or beyond its expected service life
  • Multiple areas of decking are soft

There is also a code consideration. Florida's building code addresses how much of a roof section can be repaired before the work triggers broader compliance requirements for that section, with thresholds that vary depending on the age of the existing roof and the code edition it was originally built to. When a large repair sits near that line, replacement is sometimes the better economic decision even when the roof could technically be patched. We will show you the calculation rather than assert it.

Roof Repair Questions

  • How quickly can you get out here?

    For active leaks we prioritise same-day or next-day inspection where our schedule allows, and we can tarp to stop water entry even when the permanent repair has to be scheduled. Non-urgent repairs are typically inspected within a few business days. Call rather than use the form if water is coming in now.

  • Can you repair a roof in the rain?

    We can tarp in the rain to stop water intrusion. We cannot do a durable permanent repair on a wet roof. Adhesives, sealants and shingle sealing strips all need dry conditions, and a repair installed onto a wet deck traps moisture. Tarp first, repair when it dries.

  • Why did my last roof repair fail?

    The usual reasons are that the actual entry point was never found and the visible symptom was patched instead; that sealant was used as a substitute for correctly installed flashing; or that the underlying problem was a roof at the end of its life rather than a discrete failure. Sealant-only repairs on flashing are extremely common and they buy months, not years.

  • Should I file an insurance claim for a repair?

    Often it is not worth it. If the repair cost is at or below your deductible, and Florida policies increasingly carry separate, higher roof deductibles, a claim gains you nothing and puts a claim on your record. If the damage is from an identifiable storm event and substantial, that calculation changes. We will document the damage thoroughly either way, and you can make the decision with real numbers in hand. Only your insurer can tell you what your policy covers.

  • Do you charge for the inspection?

    No. The inspection and the written estimate are free, and you keep the photographs whether or not you hire us.

  • Will a repair void my manufacturer's warranty?

    A properly executed repair using compatible materials generally will not. Poor-quality repairs can, and so can work by an unqualified installer on systems where the manufacturer's warranty requires certified installation. If your roof is under a manufacturer warranty, tell us, as it may change how we approach the repair.
